No. We manage for both local and out‑of‑state owners. Many of our clients live in other cities or states. We handle the local, day‑to‑day work for you.
We use a flat 99/month management fee per property for core services. Any leasing or special service fees are explained clearly up front before you sign, so there are no surprise charges.
Full‑service management includes marketing, tenant screening, leases, rent collection, owner payouts, maintenance coordination, inspections, renewals, and basic compliance support with Texas rules.
Yes. If you want to handle day‑to‑day management yourself, we can just find and screen the tenant and set up the lease, then hand it back to you.
Once we talk, review your property, and sign the management agreement, we can usually start quickly. If you already have a tenant, we’ll review the lease and plan a smooth hand‑off.
Our primary markets are Temple and Belton, and we also serve surrounding Central Texas cities such as Austin‑area markets like Round Rock, Georgetown, Hutto, Pflugerville, Cedar Park, Leander, Jarrell, and Waco.
Tenants request maintenance through their portal. We use trusted vendors, get your approval when needed, and keep records of work done. For emergencies, we act quickly to protect the property and tenants.
You’ll receive regular statements and updates, and you can log into your owner portal anytime to see financials, maintenance, and key documents.

You can pay rent online through your tenant portal. You can make one‑time payments or set up automatic payments so you don’t forget.
