What types of properties do you manage?

We focus on singlefamily homes and small multiunit properties, including duplexes, triplexes, fourplexes, townhomes, and condos.

Do I need to live in the area for you to manage my property?

No. We manage for both local and outofstate owners. Many of our clients live in other cities or states. We handle the local, daytoday work for you.

How does your 99/month management fee work?

We use a flat 99/month management fee per property for core services. Any leasing or special service fees are explained clearly up front before you sign, so there are no surprise charges.

What’s included in full‑service management?

Fullservice management includes marketing, tenant screening, leases, rent collection, owner payouts, maintenance coordination, inspections, renewals, and basic compliance support with Texas rules.

Do you offer tenant‑placement‑only (lease‑only) services?

Yes. If you want to handle daytoday management yourself, we can just find and screen the tenant and set up the lease, then hand it back to you.

How soon can you start managing my property?

Once we talk, review your property, and sign the management agreement, we can usually start quickly. If you already have a tenant, we’ll review the lease and plan a smooth handoff.

What areas do you serve?

Our primary markets are Temple and Belton, and we also serve surrounding Central Texas cities such as Austinarea markets like Round Rock, Georgetown, Hutto, Pflugerville, Cedar Park, Leander, Jarrell, and Waco.

How do you handle maintenance and repairs?

Tenants request maintenance through their portal. We use trusted vendors, get your approval when needed, and keep records of work done. For emergencies, we act quickly to protect the property and tenants.

How will I know what’s going on with my property?

You’ll receive regular statements and updates, and you can log into your owner portal anytime to see financials, maintenance, and key documents.

Do you work with investors who are just getting started?

Yes. We help firsttime investors understand the numbers, set realistic expectations, and manage their first rentals so they don’t feel overwhelmed.

Can you help me review a deal before I buy?

Yes. We can estimate rent, discuss vacancy trends, and talk through likely maintenance so you can decide if the property fits your goals.

Do you only work with local investors?

No. We work with investors from inside and outside Central Texas who want rentals in our markets. Our systems are built so you can see everything online.

Can you manage a small portfolio of several properties?

Yes. We already manage several hundred doors and are set up to manage multiple properties for the same owner. We can help you see portfoliolevel trends and plan

growth.

Do you manage short‑term rentals like Airbnb?

No. We focus on longterm rentals, not shortterm vacation rentals.

What if I decide to sell a property later?

If you plan to sell, talk to us first. We can help you think through timing, tenant impact, and options based on your longterm plan.

How do I pay rent?

You can pay rent online through your tenant portal. You can make onetime payments or set up automatic payments so you don’t forget.

How do I request maintenance?

Log in to your tenant portal and submit a maintenance request with details and photos if possible. For emergencies like fire or major flooding, call emergency services first, then contact our office.

What should I do if I will be late on rent?

Contact us as soon as possible. We can explain your options and what late fees or steps may apply based on your lease and local rules.

Can I have a pet in the property?

This depends on the property and your lease. Some homes allow pets with approval and possible fees; others do not. Check your lease or contact us with questions.

How much notice do I need to give before moving out?

Check your lease for the exact notice period, usually 30 days or more. If you’re not sure, ask us and we’ll confirm the timing and steps.

What happens when my lease is almost over?

We’ll reach out before your lease end date about renewal options or moveout steps. If you plan to stay, we’ll discuss terms. If you plan to leave, we’ll share moveout instructions and cleaning guidelines.

Who do I contact if I have an emergency?

In any lifethreatening or safety emergency, call 911 first. Then contact our office or emergency maintenance line so we can help protect the property and address the issue.
